Swing Gate Motor Replacement on a Sloped Driveway
The existing operator was a brand we service but this unit had run past its useful life, the limit switch was off by 12 degrees of travel, and the gate was slamming the close stop hard enough to shake the hinge posts. We replaced the swing motor with a matched unit from one of the nine automation brands we service, reset the travel limits, installed a new photo-eye, and ran the full open-close cycle six times before we called it done. The homeowner got a photo log of every adjustment, including the new limit positions and the wiring terminations, and the price was in writing before we touched anything.
Welded Repair on a Sagging Driveway Gate
A box-frame steel gate in a Huntington Beach neighborhood had cracked at the lower hinge weld and was dragging on the concrete, which was grinding the bottom rail down to bare metal. We cut out the cracked section, re-welded the joint with proper penetration, added a gusset plate at the hinge point, and re-hung the gate so it cleared the driveway by the right margin. The owner’s photo log showed the crack before, the weld after, and the plate installed, along with the thickness of the replacement steel.
Access Control Upgrade for a Light Commercial Lot
The existing keypad was a decade old and the relay had cooked, which meant the gate opened when it felt like it and sometimes not at all. We replaced the keypad and controller, re-ran the power feed to the operator, and tied in a new vehicle exit loop. Every connection was photographed and the wiring diagram was left with the property manager. This was a written-price job with a documented record from the moment we arrived to the moment we closed the panel.
Track and Roller Rebuild on a Sliding Gate
The gate was off its track and leaning hard into the fence, because two of the four rollers had seized and the track had drifted out of alignment. We replaced the roller assembly with greasable steel wheels, re-seated the gate on the track, and adjusted the guide posts so the gate ran smooth without binding. Before we left, we photographed the old rollers, the new ones, and the gate running full travel in both directions. That record belongs to the homeowner and it is filed in our job record too.
Gate Opener Arm Repair After Coastal Corrosion
Salt air in Huntington Beach is hard on exposed hardware, and this swing-gate arm bracket had corroded to the point where the connecting pin was wearing oblong and the gate was lurching on every cycle. We replaced the bracket, installed a new stainless pin, and re-greased the arm pivots. The gate ran quiet after, and the owner got a photo of the old bracket sitting next to the new one, with the part number written underneath it in the job record.
